Natural Grocers, South Broadway
The South Broadway Natural Grocers marks Roche Constructors’ first ground-up project for the chain. Built on a half-acre site nestled between commercial and residential areas, this 14,619-square-foot project required a comprehensive approach to construction site development. Roche began by removing an existing parking lot and preparing the site with overlot grading, utility installation, parking lot paving, landscaping, and a stormwater system.
The structure itself was built on a load-bearing spread footing foundation system with a structural metal frame. Its exterior features durable Firestone Omega wall panels with a brick veneer, creating an attractive and resilient facade. A highlight inside the store is the demonstration kitchen, which provides a unique interactive feature for shoppers. Additionally, Roche constructed a 3,562-square-foot, two-story office building on the site, further enhancing the functionality of the location.
Project Highlights:
- Site Development: Overlot grading, utilities, parking lot paving, landscaping, and stormwater management.
- Structure: Load-bearing spread footing foundation, structural metal frame, Firestone Omega wall panels with brick veneer.
Unique Features: Demonstration kitchen.

Guaranty Bank Remodel
The Guaranty Bank remodel in downtown Denver required Roche to carry out a detailed, phased interior renovation across 7,620 square feet. We divided the project into three phases: removing and infilling a staircase, remodeling the first and second floors, and upgrading mechanical and electrical systems.
Roche relocated the teller line on the first floor and created new office space for private banking, while the second floor was remodeled to include conference rooms and additional offices. The mechanical upgrades involved extensive HVAC work, including the installation of 16 fan-powered boxes, 34 VAV boxes, and sound boots for return air grills. In the electrical scope, Roche removed existing wiring, installed LED downlights, and repositioned data and communication outlets to suit the new layout.

- Interior Remodeling: First-floor teller relocation, private banking office, new conference rooms on the second floor.

Conservatory Green ECE-8 School
The 113,600-square-foot Conservatory Green ECE-8 School serves preschool through 8th-grade students in Denver’s Northfield area. Roche Constructors built the two-story school with a steel frame, composite slab, and masonry load-bearing steel joist system on a spread-footing foundation. Designed to foster a dynamic learning environment, the school includes specialized spaces such as a gymnasium, cafeteria, science rooms, and music, art, and technology classrooms. Roche’s scope extended to unique design elements, including brick patterns resembling an ant farm on the playground and tree-root patterns in the sidewalks. Inside, the steel handrails feature a pattern inspired by the Fibonacci sequence, adding a distinctive touch.
In addition to the building, Roche developed the site with playgrounds for each age group, sports fields, parking lots, utilities, and landscaping, creating a comprehensive, community-centered educational space.
