Roche Constructors was responsible for the core and shell construction of Building A in the Road-House 2 development, which is designed for flex warehouse, light industrial, assembly, distribution, or trade operation users.

Project Description

The core and shell building can accommodate six tenants each with their own storefront entrance with awning and 14×14-foot commercial overhead door.

Constructed on a load-bearing spread footing foundation system, the 17,950-square-foot building has a site-cast concrete tilt-up and steel joist building frame system. Exterior finish details include stone veneer and painted tilt-up panels. The core and shell scope of work included lighting and power distribution systems, wet fire-sprinkler, rough-in plumbing, gas-powered unit heaters, and exterior wall insulation.

Sitework was minimal and included an eight-foot over-excavation for the building pad and site lighting and future tele/data use conduits.
