Located on the southeast corner of U.S. Highway 34 and State Highway 257, the Highpointe Business Park is a mixed-use development that consists of 26 light and medium industrial properties and a limited amount of commercial property. The industrial parcels range in size from 2.3 to 10.8 acres. In total, approximately 2,035,000 square feet of building space was initially available.

Project Description
The first phase of the project consisted of the infrastructure development of approximately 60 acres. The initial development yielded nine buildable lots varying in size from 2.5 to 9 acres. This phase of the work included the installation of new underground utilities. Additional site development included the construction of portions of West 24th and 117th Avenue including asphalt paving and concrete curbs and gutters.
The second phase of the project finalized the construction of the industrial park. Roche Constructors worked with a civil engineer to redesign the original plan and create a more usable and efficient design for the second phase. The new design created flatter building pads, which have reduced costs for future users as well as the developer. Also, deep sanitary sewer lines were redesigned to limit the depth, which also reduced the cost to future users and the developer.
In addition to being the developer, Roche has delivered 13 turnkey land and building packages within the park to end users. Five lots remain ranging from two acres to a combined 20 acres within the development.
