Center Court Village

707 E. South Boulder Rd., Louisville, CO

The scope of work involved the redevelopment of an existing shopping center located at the corner of South Boulder Road and Centennial Drive in Louisville.

Retail

Project Description

At the start of the project, Roche demolished an abandoned one-story retail building, asphalt parking lot, and limited landscaped areas. The new development is home to Alfalfa’s Market; a one-story commercial retail/office building, and multi-family apartment towers. The scope of work was completed under five separate contracts.

Site development included overlot grading, utilities, parking lot paving, site lighting, landscaping, site retaining walls, and storm water system. There are also two electric car charging stations as part of Alfalfa’s Market. The challenges of this project were the soils and the tight working conditions on the five-acre site.

Retail Building B is a wood-framed building with 26 fiberglass columns and a mansard roof. The building was constructed on a loading-bearing spread-footing foundation system once we over-excavated and reconditioned the sub-base. Roche was responsible for the core and shell only. The building is home to five in-line commercial shops.
