The Roche Constructors process is split up into three phases, pre-construction, construction, and post-construction, to ensure your project is given its due diligence and passed by all the experts on our team. 

Preconstruction

Preconstruction is when we talk to the owner of the company we are working with to discuss current market conditions, budget, and expected time of completion for your project. The preconstruction phase is the most crucial time to look at where would be best to take advantage of cost savings throughout your company’s project.

Our preconstruction department specializes in site selection assistance and analysis, site utilization and logistics planning, bid packaging, construction cost estimating, subcontractor prequalification, bid solicitation, and evaluation, construction and building code reviews, value engineering and cost-benefit analysis, project planning and scheduling, and environmental and sustainability assessment.

Construction

Once preconstruction is finished and the drawings are final, we move on to the construction process. We take our preconstruction plan very seriously and are aggressive at staying within budget and the time frame agreed upon while providing the highest quality.

Post-Construction

We are committed to making the close-out of your project as quick and easy as possible. We are diligent at checking and rechecking each part of the construction process to ensure post-construction is already mostly completed by the time the project is finished. Post-construction is dedicated to ensuring you are fully satisfied with the completion of your project.

Our post-construction services include a certificate of occupancy, as-built documentation, building commissioning, inspections and approvals, staff training in systems operation, and warranty services.

Here are a few of the projects that Roche Constructors has worked on.

Education: UNC Empower Center

The UNC Empower Building is UNC’s first 100 percent donor-funded project. It was designed to enhance the student-athlete experience and the way they train. The 9,853-square-foot center is triple the size of the training space that the 400+ athletes previously shared. 

Construction started in the spring of 2021 and was completed by the fall semester of 2021. The method chosen for this project was design-build, meaning that Roche was responsible for managing the project’s design and construction. In the case of this project, Roche held a contract with the Board of Trustees for the University of Northern Colorado, and the architect held a contract with Roche for design.

Healthcare: Greeley Village Assisted Living & Memory Care

Located at the corner of 10th Street and 43rd Avenue in Greeley, Colorado, Roche completed the Greeley Village Assisted Living construction. The single-story, wood-framed building houses 17 units dedicated to memory care and 54 assisted living residences.

The Greeley Village Assisted Living project was quite substantial, amounting to 51,082 square feet. This included 2 one-bedroom units, 42 studio units, a spacious lobby, a high-end library area, a large dining room with kitchen, private dining space, a fitness center, activity rooms, gathering space, and a salon.

The method chosen for this project was CM/GC. The construction manager/general contractor (CM/GC) is a project delivery method in which the project owner holds contracts with two parties: the CM/GC and the architect. Under this method, the CM/GC’s services are retained early in the design phase, and as a result, the CM/GC drives the preconstruction phase while providing construction and cost input during design.

Government/Justice: Aurora ICE Processing Center

The Aurora ICE Processing Center, operated by U.S. Immigration and Customs Enforcement, consisted of the construction of a 1,106-bed male and female detention center. There is an existing 400-bed facility on the same site that the new facility supports.

The one-story-plus-mezzanine facility is constructed on a load-bearing spread footing foundation system. Twenty-nine-foot-high precast exterior walls contain modular steel cell housing units, which were prefabricated off-site and set in place to speed construction and help keep the budget in line. The facility consists of three general housing units, one segregated housing unit, one female dorm, administration areas, a full kitchen to feed 1,500 people, a laundry area, a holding area, a visitation area, three courtrooms, and a medical support area.

Before the start of building construction, Roche Constructors, a commercial construction company, relocated and widened a drainage canal that ran through the middle of the site. Additional site work included over-lot grading, site infrastructure, parking lot paving, site lighting, landscaping, and site retaining walls. The method chosen for this project was design-build.
