Project Description

The core and shell building was designed to accommodate up to six tenants, each with an individual storefront entrance, awning, and a 14 by 14 foot commercial overhead door. This flexible layout supports a variety of industrial and commercial users while reinforcing the commercial construction services industrial developments require for long term adaptability.

Constructed on a load bearing spread footing foundation, the 17,950 square foot building features a site cast concrete tilt up system with a steel joist structural frame. Exterior finishes include stone veneer and painted tilt up panels, creating a durable and cohesive industrial appearance. The core and shell scope of work included lighting and power distribution systems, a wet fire sprinkler system, rough in plumbing, gas powered unit heaters, and exterior wall insulation to support future tenant improvements.

Site work for the project was minimal and included an eight foot over excavation for the building pad, along with site lighting and future tele and data conduits. These elements were completed as part of the commercial construction services industrial clients rely on for efficient and scalable industrial facilities.
